What is the minimum?
For an acquisition mandate, around £600k of investible capital — though we are always happy to have an introductory conversation regardless. For management-only mandates, we work with portfolios of any size where the brief is a fit.

How are fees structured?
A modest standing retainer for the relationship, plus a transaction fee on acquisitions and a percentage on gross rents managed. There are no kickbacks, no referral fees, and no commissions from third parties. You see every number.

Are you regulated?
Rizelle Ltd is a UK-registered company. Property investment advisory is not itself a regulated activity in the UK, but where regulated activity is involved (mortgage, tax, legal) we work alongside, and refer to, regulated specialists.

Will you talk to first-time investors?
Yes — provided the horizon is long and the brief is honest. We are not the right firm for short-term speculation, but we are happy to advise a first-time buy-to-let alongside an existing family portfolio.

Where do you operate?
London and the South East primarily. We will look at the wider UK on a case-by-case basis, but we will not take on assets we cannot personally inspect within a morning's drive.
